If you're an expatriate/foreigner (or Romanian) living and working in Romania or living and working in Romania but earning your income abroad, there can be many financial advantages to owning a home in Romania. We, Easy Credit a Romanian based mortgage broker with Dutch management, can source flexible mortgage packages for the purchase of Romanian property, either as a primary or secondary residence or to rent out as an investment for the middle-long term.

We can actually facilitate mortgage credits for foreigners/Romanians based on

- income derived from Romania at a Romanian employer (including income from self employment)
- income derived from a foreign employer (including self employed income and income derived from tax excempt  countries!) 

Typically expatriate mortgages for Romanian property are available for up to 70-75% of the value of the property. Therefore "Loan to Value" (LTV) is calculated on the market value of the property (after completion if this is the case). Interest rates (although higher in Romania compared to western Europe) are in the mid 6% range for those mortgages approved in the EURO currency and are variable.

We have a particular good partnership with one of our banking partners, were documentation is simplified and the amount of documents reduced. In case you are legally employed outside/inside Romania, we can sustain your mortgage approval based on only copies of certain documentation, which can be sent to us in PDF or JPG format for a quick handling of your file! Certain banks might request the documents to be translated and legalised in Romania (if they're not in the Romanian language) but this only necessary at the moment of disbursement of the mortgage.

We would like to stress that dealing with a mortgage broker is essential in Romania, as typically foreign citizens are not correctly informed by the banks themselves regarding the conditions or impose restrictions which are unnecessary. As a broker we act on your behalf whereas you won’t have to visit the bank yourself until final approval of the mortgage.
